Flat roofing systems may seem simpler than angled ones, but there are a lot of things to consider. Without a good drainage system, flat roofs gather rainwater and humidity, and this “ponding” can lead to leaks, damage, and rot. Flat roofs can also be prone to deterioration from heat and sunlight, which we have in spades. You can still have a flat roof in Florida (and lots of buildings need them), but you need to do it well.

This means using the proper materials (TPO or PVC for commercial or energy-efficient applications, or modified bitumen or a built-up roof for maximum durability). If you’re very close to the coast, you’ll want your membrane to stand up to the salt in the air. If you have an oddly-shaped building, you want to find a membrane that minimizes junctions. You should also have one of our experts inspect your roof at least twice a year, as well as a special inspection after major storms. The earlier we find issues, the earlier we can repair them.

A lot of factors go into flat roofing. It isn’t just about choosing the membrane!

One of the most important things to consider is the slope. Having a low slope makes your roof drain more slowly, which means a greater risk of ponding. But if your roof drains over your building’s main entrance, this may be a risk you’re willing to take. We can help you make that decision.

Flashing is another key concern. Whether you choose aluminum, steel, copper, or another metal, your roof’s flashing adds another layer of protection against moisture. It keeps the rain outside, where it belongs. Good flashing will shore up the potential weak points of your membrane (such as joints, vents, and corners) so you can get the most out of your roof.

If you want to maximize your energy efficiency, you may want to install solar panels on your flat roof. The good news is, you can do this! We don’t install solar ourselves, but we can help build a flat roof to handle your solar panels and any other equipment.
